Knock down rebuild project. The land was selected close to amenities, on a northerly facing hillside, with a wide enough block to site the house along the long southern boundary to open the gardens to northerly sun. Terraces off living areas, landscaped growing gardens, green house, fruit trees and entertainment areas around a lap pool. The lowest street corner will have a 10,000 litre water tank with the main 20,000 litre tank on the lowest rear boundary corner. High quality wall, ceiling and window heat insulation and the installation of solar from the start and being battery ready will help keep the electrical grid reliance to a minimum. Additional requirements were for 5 on site parking spots including an additional caravan and 1 trailer spot with minimal visual impact.

Project 2 was to repair the long term rental property; remove pest trees, stop water entry, interior repainting, and terrace the unusable rear yard. Many materials from P1 were reused: kitchen, bathroom, built-in wardrobes, AC, and all timber for new retaining walls and shade structures. Over-capitilising was a concern as the house may be demolished in the future or have a major overhaul - lifting, kitchen/bathroom swap, ensuites and downstairs renewal.

Initially we galvanised all 3 neighbours to cut out all Chinese Elms, Cocus Palms, Peperinas and African Tulip trees by dragging the waste through the one property for chipping. We had cleared all the small to medium sized trees and roots leaving only the large trees for arborists with all mulch kept on site.

New drainage, terraced platforms, with an even cut & fill and establishment of a large possum & bat proof vegetable garden.
